The Erlanger Board of Adjustment is scheduled to hold a hearing on November 25, 2024, at the Erlanger City Building located at 505 Commonwealth Avenue, Erlanger, Kentucky. The meeting will commence at 7:00 p.m.
During the public hearing segment, two significant variance requests will be discussed. The first request, BOA-24-0043, involves an application by Cincy Sunrooms, LLC represented by Kyle Redmond on behalf of Anthony P. and Connie R. Scheben for a property located at 204 McAlpin Avenue. The applicant seeks a variance to reduce the required rear yard setback in the Residential Compact Subdivision Zone as stipulated by the Erlanger Zoning Ordinance. "The applicant is proposing to construct a 240 square foot sunroom onto an existing 360 square foot deck which currently has a 13-foot setback where 25 feet is required."
The second request under consideration is BOA-24-0046 from Mardin Architecture LLC represented by O’Sam Mardin on behalf of CTS Realty LLC for a property situated at 595 Atlas Air Way. This application includes four variance requests related to reducing minimum lot width requirements and other zoning ordinances in a Highway Commercial Zone. "The applicant proposes to split the existing lot into two separate lots measuring (1) 125 feet and (2) 130 feet where 150 feet is the minimum required," along with plans "to construct a building that will be setback 11.5 feet from the proposed side yard property line where 20 feet is the minimum required" and create "vehicle display spaces 10 feet from the street right-of-way where 15 feet is required." The intended use for this site includes an automotive service center and used car showroom.
The next meeting date has been tentatively set for December 23, if necessary.
